Condo buying in Toronto: status certificates and real costs

15 años de experiencia
Correo verificado

I worked as a realtor in Toronto for fifteen years and now advise buyers only, for a flat fee, which means I have nothing to sell you and no commission riding on whether you buy. Most of what goes wrong with a condo purchase is in the status certificate, and most buyers either do not order one or do not have anybody read it properly. Reserve fund health, pending special assessments, litigation against the corporation: those three things decide whether your maintenance fees double in four years. The other half of my work is the number nobody runs. People calculate the mortgage and forget maintenance fees, property tax, insurance and the fact that fees rise faster than rent in this city. We run your real monthly cost in the first ten minutes, and sometimes that changes which building you should be looking at entirely.
