Foundations, framing and what frost does to a build

24 years of experience
Email verified

I have framed and renovated houses in Alberta for twenty-four years, the last ten running my own small crew. Building here means designing for ground that freezes a metre down and moves every spring, and most of the defects I am called to look at come from ignoring that. The calls I take: a crack in a basement wall that the owner cannot tell is cosmetic or structural, a deck that has lifted out of level after one winter, a renovation quote that does not mention the lintel over a wall somebody wants removed. I can usually sort serious from cosmetic from photographs and a few questions about when it appeared. I am not an engineer and I will say so when you need one. What I can do is tell you whether you need one at all, which saves people a fifteen-hundred-dollar report on a shrinkage crack, and tell you what a fair price looks like here before you sign anything.
